If you are considering extending your lease, please first read this important information that you need to be aware of.
To extend your lease, you must be up-to-date with your rent, ground rent and service charge payments.
As a home owner you can extend your lease in two ways:
- Through our voluntary lease extension scheme
- Under your rights through the Leasehold Reform, Housing and Urban Development Act 1993
These differ in process, fees and how many years you can extend your lease by. For both you'll need a solicitor and should get professional advice.
A2Dominion's voluntary lease extension scheme
Under this scheme, you can extend your lease by either 26 or 99 years. These years will be added to the number of years you have left on the lease.
The process usually takes up to 3 months.
If we don't own the freehold of your property, you can only extend your lease if we have enough years left on ours to allow for it. Otherwise you'll have to contact the freeholder.
How it works
- You complete a lease extension premium advice form and pay us to arrange an independent survey of your property.
- We arrange the survey so that we can work out the cost of extending your lease.
- We send you information about what it will cost to extend your lease.
- You tell us within 6 months if you want to proceed, and if you want an extra 26 or 99 years added to your lease.
- We get our solicitor to complete the lease extension.
- You appoint your own solicitor to complete the process.
How much does it cost?
It's impossible for us to guess at the cost of extending your lease without a survey. You could use the Lease Advisory Service's lease extension calculator to give you a rough idea.
Besides the cost of the lease extension, you'll need to pay:
- Our lease extension administration fee (£200 +VAT)
- The fee for the cost advice (up to £500 +VAT)
- Our solicitor's fees (£750+VAT)
- Your own solicitor's fees.
If your lease requires your mortgage to be registered with us, and you need to increase your mortgage to pay for your lease extension, there's an extra administration fee.
After your lease has been extended, there will be no ground rent to pay.

Extending under the Leasehold Reform, Housing and Urban Development Act 1993
Under this law, you have the right to extend your lease by an extra 90 years if you've owned your property for at least 2 years. Once you do, you no longer have to pay ground rent.
The process can take up to 6 months.
If we don't own the freehold of your property, you can only extend your lease if we have at least 90 years left on ours. Otherwise you'll have to contact the freeholder.
How it works
- You arrange an independent valuation of your property and work out how much you will offer to pay to extend the lease.
- You get your solicitor to notify us that you want to extend your lease and how much you're offering to pay for the 90 years.
- We get our own valuation done.
- We write back to your solicitor. If we don't agree with your offer price, we'll make a counter-offer based on our valuation.
- You accept our counter-offer, or ask your surveyors to negotiate with our surveyors to agree a price between them.
- You send us your written agreement to the final price.
- We ask our solicitor to liaise with your solicitor and complete the lease extension.
How much does it cost?

Besides the cost of the lease extension, you'll need to pay:
- The fee for your valuation
- Your own solicitor's fees
- The fee for the cost advice (up to £500 +VAT)
- The costs of our surveyors and your surveyors if they need to negotiate a price
- Our solicitor's fees to be advised
You may also need to pay an administration fee if you need to increase your mortgage to pay for the lease extension if your lease requires you to.
Even if you don't complete the lease extension, you'll still have to pay for the work we've done.
